The partnership
Why Banco BDI
Samana Group is working with Banco BDI, a Dominican bank with significant experience in real-estate financing and an established presence in the Samaná market. The bank has worked with projects including Puerto Bahía Hotel & Residences and Hacienda Samaná Bay, giving its team practical familiarity with the region and its real-estate market.
Financing for our clients is provided through our banking partner Banco BDI. Samana Group prepares the property-side documentation and connects the buyer with the bank; the assessment, the terms and the final decision rest with Banco BDI alone.
Financing is not automatic
Every application is assessed individually by Banco BDI based on the client's financial capacity, the property valuation and the supporting documentation. Only the bank can confirm the rate, the amount and the approval.
Structures
Two financing structures
The appropriate structure depends on the property, the construction stage, the valuation and the client's profile. The figures below summarize the current indicative framework and remain subject to the bank's assessment.

This is an example estimation only, not an offer. Banco BDI sets the actual rate, term and approval after assessing your file, and the final, detailed offer depends on your credit scoring.
Disbursement
How staged disbursement works
Rather than releasing the full loan amount upfront, the bank disburses approved funds progressively as construction advances. Each release is linked to certified progress and to the conditions established by Banco BDI. This aligns the financing with the actual development of the home.

Frequently asked questions
Bank financing is our preferred route for villa buyers. Through our banking partner Banco BDI, eligible clients—including foreign buyers—can apply for construction financing in US dollars. This can help you build your home while spreading the financial commitment over time.
The current indicative framework offers up to 70% of direct construction costs, excluding land, or up to 50% based on an approved project valuation that takes land into account. Indicative interest rates are 8–10% per year, and funds are released in stages against certified construction progress. The bank assesses each application individually and determines the approved amount, rate, repayment term, and final conditions.
Our team helps prepare the property-side documentation and connects you with Banco BDI. Visit https://samana-group.net/financing/bank-financing and speak with our sales team to explore the current options for your home.
We agree the payment currency with you before signing, and specify it in the contract. You pay the agreed amounts in that currency, and Samana Group receives payment in the same currency. Speak with our sales team about your preferred currency so we can confirm the available arrangements before you commit.
Both parties accept their own exchange-rate exposure when agreeing the contract currency. If you convert funds from another currency, exchange-rate movements may affect your cost of paying. Likewise, movements may affect the value of the funds we receive relative to our costs in other currencies. Each party bears its respective exposure; this does not imply an equal split of the risk.
Your contract sets out the payment currency, amounts, schedule, and any applicable fees, giving both parties a clear basis for payment.
Plan your purchase around a clear closing-cost breakdown as well as the property price. The main items to review are:
Transfer tax: ordinarily 3% of the higher of the declared sale value and DGII's assessed property value, unless an exemption applies. For an eligible CONFOTUR purchase, the applicable exemption must be confirmed and processed. For illustration, a US$150,000 tax base would produce US$4,500 in transfer tax without an exemption; the actual assessment is made in Dominican pesos.
Legal and notarial services: fees for due diligence, contract review, execution, and related work depend on the agreed scope. Obtain a written quotation, including any applicable tax on those services.
Registry and documentation costs: title-registration services, certifications, translations, apostilles, powers of attorney, and survey-related work where needed. The required items vary by transaction.
Financing costs, if applicable: the lender's valuation, loan-related legal and registration charges, insurance, and other fees are separate from a cash purchase and should be quoted by the lender.
Before committing, ask our sales team and your lawyer for an itemised estimate showing the price, taxes, professional fees, other charges, confirmed exemptions, and who pays each item. Any costs covered by Samana Group under a special offer should be stated explicitly in your transaction terms.
