It has been almost six months since our last update. During this time, we focused on completing several strategic initiatives that have fundamentally changed Samana Group and strengthened the future of Nomad City.
Over the past two years, we have transformed from a traditional project developer into a long-term development platform capable of supporting the growth of the wider Costa Samaná region.
At the centre of this transformation is the Samaná Land Bank Trust. It allows us to secure strategic land within an institutional legal framework, finance land acquisitions independently from construction, and create a permanent foundation for future developments.
Following the listing of the Trust’s bond programme on the SIX Swiss Exchange, the Land Bank has become the long-term engine behind Costa Samaná.
Nomad City is no longer an isolated residential project. It is the first phase of a much broader regional strategy.
A Stronger Execution Model
One of our most important achievements this year was establishing an integrated construction consortium:
R-Sosa Constructora — roads, drainage, water systems, and utility corridors
Solución Modular — modular residential units designed for tropical conditions
Ricardo Cruz & Associates — earthworks, grading, and civil engineering
BIRSA Electric — electricity, public lighting, and telecommunications
These companies are not only contractors, but long-term strategic partners.
Our performance-based payment model means that significant construction costs are paid after predefined milestones are achieved. This reduces upfront capital requirements and aligns all partners around successful delivery.
Combined with institutional land ownership and independent infrastructure financing, this creates a stronger and more capital-efficient development model.

Infrastructure and Construction Progress
Approximately four kilometres of primary roads are now under construction across the Costa Samaná masterplan.
The roads include:
Stormwater management
Potable water distribution
Underground electricity
Public lighting
Fibre-optic telecommunications
This infrastructure will serve Nomad City and support future residential, hospitality, wellness, commercial, and mixed-use developments across Costa Samaná.
Construction progress is now clearly visible. Heavy equipment is operating across the site, concrete structures are rising, infrastructure works are expanding, and panoramic glazing is being installed in the first completed units.
The first infrastructure package remains scheduled for completion in the third quarter of 2026.
Under our agreement with Solución Modular, 50 residential units are scheduled for delivery before the end of 2026.

Looking Ahead
The most important achievement of the past two years is the transformation of Samana Group itself.
The Land Bank has secured the long-term platform.
The construction consortium has strengthened execution.
Infrastructure development is progressing at scale.
Corporate restructuring is nearing completion.
After an extended period of institutional preparation, the next stage will be defined by execution and visible delivery.
