1. Low-Density Development
We preserve 80% green space in every project, limiting total buildable land to 20%. Individual plots may reach 40% coverage, balanced with shared green areas as part of the Masterplan. We don’t build above trees, and we don’t cut healthy trees.
2. Sustainable Self-Sufficiency
We invest in profitable, scalable solutions to build resilient, self-reliant communities. Our targets include 40% on-site renewable energy, 40% water use from filtered rainwater, and community farms supplying 40% of the region’s fresh food within five years.
3. Inclusive Empowerment
We ensure local communities benefit directly by reinvesting 5% of profits into education and entrepreneurship, and reserving 20% of residential plots for Samaná residents at customs-assessed value – protecting both affordability and local identity.
4. Cultural Preservation
We honor Samaná’s unique heritage – from African-American settlers and Afro-Caribbean traditions to Taino roots and colonial influences. We support local institutions, promote traditional architecture and arts, and require cultural education for newcomers.

2007 – Land Assembly Expertise
The journey began with the creation of a land titling company operating under a “services for land” model. Over 18 years, the company processed more than 1,500 ownership titles, typically retaining a 20% stake in each. This resulted in a consolidated land portfolio of 1,000 hectares (2,470 acres).
2012 – Hospitality Proof of Concept
Land was contributed in exchange for shares in six boutique eco hotels in Samaná. This partnership not only validated the potential of land-based equity models, but also generated 13 years of aggregated consumer data, offering deep insights into residential project buyer personas.
2021 – Holding Formation with New Investors
A $5 million capital injection enabled the formation of a senior leadership team. This marked a new phase focused on land assembly, regulatory approvals, and shovel-ready project preparation for large-scale development.
2024 – First Residential Project Success
The inaugural residential phase of Nomad City reached 100% sales (100 units) within nine months. The Flat House concept achieved strong product-market fit. Construction began in 2024, with first residents expected to move in during Q1 2026.
2025 – Securing the Future of the whole Samaná
The acquisition of 300 hectares (740 acres) of ocean-view land was finalized, securing expansion ground for Nomad City. An additional option to acquire 1,000 hectares (2,470 acres) ensures flexibility for future development in Samaná.
