Cibukan introduces a unique co-ownership sales model for its 16 apartments. Each apartment is structured as a company, divided into 365 equal stocks, each representing one day of ownership per year. You can buy as many stocks in as many apartments as you want. It’s also up to you whether you want to use the apartment for yourself or rent it out for passive income. The number of stocks is directly related to your participation in both financial responsibility and profits. For example, owning 30 stocks (representing one month a year) in an apartment means:
paying 1/12 of the annual cost of the apartment
receiving 1/12 of the annual rental profit or free use of the apartment for one month a year.
The price of the apartment includes 1 year of our Property Management Services. This means that the apartment, as a company, will have its own board members responsible for its complete administration, including taxes and bills. We will also take care of all maintenance as well as rental services, which include booking, cleaning, and hosting guests. Pledged annual returns on your investment
Secured 10% buyback profitEvery year, you can sell back your stocks with a secured annual value appreciation of 10%. This profit accumulates each year, allowing you, for example, to sell your stocks at 121% of the original price after two years.
Pledged 10% annual rental incomeEnjoy a consistent 10% participation in the annual rental income of your co-op apartment. This profit is shared equally among all co-owners, ensuring a fair and steady return on your investment.
Condo Hotel Completion: December 2024
The current phase of the Cibukan investment is a fully finished shell building. This includes a completed support structure, roof, ceilings, windows and exterior doors. All works are on schedule; now we are concentrating on the interior finishing, which will lead to the full commissioning of the building by December 2024. Starting in 2025, Cibukan will be fully operational, providing a blissful retreat in Samana while generating stable profits.
